Purple Magpie Mandarin LLC invites you to our second Community Meeting regarding our proposed Conditional Use Permit (CUP) to use the above address for a child care facility. 

The approximately 5500 sf parcel is located on Washington Boulevard between Center Street and Harter Street and backs onto a shared alley. Currently the parcel is occupied by an approximately 3750 sf, two-story, Type III office building and an asphalt parking lot. 313 square feet will be added to the interior square footage by closing off an existing double-height area. 

To adapt the property for use a child care facility, the proposed project contemplates:

• Updates of the front and rear exterior facades

• Updating stairways to be code-compliant

• Adding bathrooms and interior subdivisions to provide classroom space and office space

• Adding a kitchen (partially new sf)

• Converting a portion of the parking lot to an outdoor playground as required by the state

• Creating a dedicated loading zone adjacent to the alley property line for pickup/dropoff

The anticipated capacity of the school will be 60 students between the ages of 1.5 to kindergarten age. All pickup and dropoff will be serviced by staff per a prepared queuing study to avoid adverse impacts to the community. Arrangements will be made to provide nearby parking for staff and long-term visitors.
